Program Terms

Referral Program Terms & Conditions

The full Terms govern participation in the Admiral Communities Referral Program. By submitting a referral, you agree to these Terms.

These Referral Program Terms & Conditions (“Terms”) govern participation in the Admiral Communities referral program (the “Program”). By submitting a referral or participating in the Program, you agree to these Terms.

1) Program Overview

The Program allows individuals (“Referrers”) to introduce prospective residents (“Referred Individuals”) to Admiral Communities. Admiral Communities may, in certain communities or periods, offer a referral thank-you or incentive (a “Referral Thank-You”), subject to these Terms.

2) Eligibility

To participate as a Referrer, you must:

  • Be 18 years or older (or the age of majority in your state, if higher).
  • Provide accurate, current information.
  • Submit referrals in good faith and in compliance with all applicable laws.

Admiral Communities reserves the right to determine eligibility and verify referrals in its sole discretion.

3) Permission Required (No Surprise Outreach)

You may only submit a referral if you have the Referred Individual’s permission to share their contact information with Admiral Communities for housing-related outreach. By submitting a referral, you represent and warrant that:

  • You have obtained that permission, and
  • The information you provide is accurate to the best of your knowledge.

4) How Referrals Are Tracked and Verified

A referral is considered “qualified” only if it can be reasonably verified and attributed. Factors that may impact attribution include:

  • Whether the Referred Individual has already contacted Admiral Communities or is already in our system
  • Duplicate referrals for the same person
  • Incomplete or inaccurate information
  • Timing and verification requirements at the participating community

Admiral Communities may request additional information to confirm the referral.

5) Referral Thank-You (If Offered)

Referral Thank-You availability, amount/value, and requirements may vary by community and may change at any time. Unless otherwise stated in writing by Admiral Communities for a specific community or campaign, the general requirements are:

A Referral Thank-You (if offered) may be issued only after all of the following occur:

  • The Referred Individual is approved through the standard application process,
  • The Referred Individual signs a lease (or occupancy agreement, as applicable), and
  • The Referred Individual moves in and remains in good standing for a minimum period of [__] days (if applicable at that community).

Limits: Admiral Communities may limit Referral Thank-Yous per Referrer (e.g., per household, per year), and may exclude certain transaction types, transfers, renewals, or internal referrals.

Tax Responsibility: Referral Thank-Yous may be taxable. Referrers are responsible for any applicable taxes and reporting. Admiral Communities may issue tax forms where required by law.

6) No Employment or Agency

Participation in the Program does not create an employment relationship, partnership, or agency relationship between you and Admiral Communities. Referrers may not represent themselves as employees or agents of Admiral Communities.

7) Fair Housing + Non-Discrimination

Admiral Communities complies with applicable fair housing and civil rights laws. Referral submissions and outcomes do not influence eligibility decisions, which are based on lawful screening criteria and program policies.

8) Prohibited Conduct

You agree not to:

  • Submit referrals without permission
  • Submit false, misleading, or fabricated information
  • Engage in spamming, mass solicitation, paid lead selling, or any deceptive marketing
  • Use the Program for unlawful purposes

Admiral Communities may disqualify referrals and/or Referrers for suspected fraud, abuse, or violations of these Terms.

9) Communications

By submitting a referral, you agree that Admiral Communities may contact you regarding the referral (status updates, verification, and Program administration). Communication preferences and opt-out options may apply (see the Referral Privacy Notice below).

10) Privacy

Personal information collected through the Program is handled according to the Referral Privacy Notice and the Admiral Communities broader privacy practices.

11) Changes, Suspension, or Termination

Admiral Communities may modify, suspend, or end the Program or these Terms at any time, with or without notice, to the extent permitted by law. The Terms in effect at the time a referral is submitted will generally apply, but program changes may impact future Referral Thank-Yous.

12) Disclaimers; Limitation of Liability

To the fullest extent permitted by law, Admiral Communities is not liable for indirect, incidental, consequential, special, exemplary, or punitive damages arising out of or related to the Program. Admiral Communities’ total liability for any Program-related claim will not exceed $100 or the value of the applicable Referral Thank-You (if any), whichever is greater, unless otherwise required by law.

13) Governing Law

These Terms are governed by the laws of the state where the participating Admiral community is located, without regard to conflict-of-laws rules, unless otherwise required by applicable law.
