Terms & Conditions
The agreement that governs your use of Admiral Communities’ websites, services, and resident-facing programs.
1. Introduction
These Master Terms & Conditions of Service (“Terms”) govern your relationship with Admiral Communities (“Admiral,” “we,” “our,” or “us”) in connection with:
-
viewing, inquiring about, or applying for housing or RV stays at our communities;
-
renting a home or homesite from us;
-
purchasing a home from us or selling a home to us;
-
participating in any program, promotion, referral, or incentive we offer or reference;
-
using any online services we provide that relate to applications, payments, or programs; and
-
interacting with us as a resident, future resident, seller, buyer, guest, or referring party.
These Terms apply in addition to any specific lease agreement, purchase/sale agreement, community rules, program terms, or other written agreement you sign with us. If there is a conflict between these Terms and a specific written agreement, the specific written agreement will generally control for that particular transaction, to the extent allowed by law.
By applying, renting, buying, selling, participating in our programs, or otherwise doing business with Admiral, you acknowledge that you have read, understand, and agree to be bound by these Terms.
2. Scope of These Terms
These Terms are intended to apply broadly to:
-
individuals and households applying to rent a home or homesite in one of our communities;
-
individuals and households applying to rent long-term or full-time in our RV communities, where permitted by law and community rules;
-
individuals and households purchasing a home from us or from an affiliated seller;
-
individuals and households selling a home to us under any acquisition or trade-in program;
-
participants in any flexible acquisitions program or related offering;
-
participants in any promotion, incentive, or referral program we offer;
-
residents using online rent payment portals or related online services;
-
individuals who engage with rent-assistance or support programs in coordination with our communities.
Additional terms or documents may apply to particular communities, homes, RV parks, programs, or transactions. Those documents and any applicable laws or regulations form part of your overall agreement with Admiral.
3. Definitions
For purposes of these Terms:
-
“Community” means any residential or RV community owned, operated, or managed by Admiral, as well as any associated amenities or facilities.

“Home” means a manufactured home, modular home, site-built home, or RV as context requires, as well as any homesite or lot, as applicable.
-
“Resident” means any person who has entered into a lease, occupancy agreement, or other residency agreement with Admiral or its affiliates.
-
“Applicant” means any person who applies to rent, buy, sell, or otherwise transact with Admiral regarding housing or RV stays.
-
“Program” means any promotional, referral, benefit, flexible acquisition, or assistance-related initiative offered or referenced by Admiral.
-
“Third-Party Provider” means any independent entity, including but not limited to screening companies, payment processors, insurers, lenders, government agencies, non-profits, or assistance programs.
4. Eligibility & Application Review
4.1 Eligibility Criteria
Eligibility to rent, buy, sell, or participate in a Program is subject to:
-
applicable laws and regulations;
-
community-specific policies, which may vary by location;
-
screening and underwriting criteria (such as background, credit, or income verification, if permitted by law); and
-
any additional requirements stated in the relevant application, Program terms, or community rules.
4.2 Application Does Not Guarantee Approval
Submitting an application or inquiry does not guarantee:
-
approval for residency;
-
approval to buy or sell a home;
-
approval for full-time or long-term RV stays;
-
acceptance into any Program, promotion, referral offer, or assistance option.
We may accept or decline any application in our sole discretion, consistent with applicable law and fair housing requirements.
4.3 Accuracy of Information
You agree that all information you provide is true, accurate, and complete. Providing false, misleading, or incomplete information may result in denial of your application, termination of a Program benefit, or other appropriate action as permitted by law and your specific agreement.
5. Relationship to Leases, Purchase Agreements & Community Rules
5.1 Leases and Occupancy Agreements
If you rent a home or homesite in one of our communities, your rights and responsibilities are primarily governed by your written lease or occupancy agreement, plus applicable community rules and local/state law. These Terms:
-
supplement, but do not replace, your lease or occupancy agreement; and
-
will apply unless inconsistent with a specific contractual provision or applicable law.
5.2 Purchase and Sale Agreements
If you buy or sell a home through Admiral, the specific purchase or sale agreement will govern the details of the transaction. In the event of any conflict, that agreement will control.
5.3 Community Rules & Regulations
Each Community may have written rules and regulations. Those rules form part of your agreement with Admiral and are designed to promote community, family, care, and peaceful enjoyment for all residents and guests. You agree to comply with all such rules and any updates communicated to you in accordance with applicable law.
6. Fees, Payments & Charges
6.1 Rent and Other Charges
All rent, deposit, and other charges will be set forth in your lease, occupancy agreement, invoice, or Program documentation. You must pay all amounts in full and on time by the due dates specified.
6.2 Payment Methods
We may accept payments:
-
via online resident portals or payment processors;
-
by check, money order, or other methods identified in your lease or community communications.
Use of online payment tools is subject to the payment processor’s own terms and conditions, in addition to any lease provisions and these Terms.
6.3 Late Fees & Returned Payments
If your payment is late or returned, we may charge late fees and returned payment fees as permitted by your lease and applicable law. Technical issues or delays with third-party payment portals generally do not excuse late payment, and you are responsible for ensuring payment is made on time.
6.4 Adjustments & Errors
We reserve the right to correct any clerical or billing errors. If you believe an error has occurred, you must notify us promptly so that we can investigate and, if appropriate, correct the issue.
7. Programs, Promotions & Referrals
7.1 No Guaranteed Availability
Any Program, promotion, referral incentive, or benefit described on our Site, in our communities, or in our marketing materials is subject to availability, eligibility criteria, and specific terms and conditions. We may amend, suspend, or discontinue any Program at any time, as permitted by law.
7.2 Program-Specific Terms
Individual Programs may include additional written terms (“Program Terms”). In case of a conflict between these Terms and any Program Terms, the Program Terms will control for that Program.
7.3 Referrals Subject to Review
All referrals (including resident referrals or referrals through promotional partnerships) are subject to review and verification and may or may not be accepted. We may deny or revoke referral rewards if we determine that:

eligibility criteria are not met;
-
information provided was false or misleading;
-
the referral was obtained through fraudulent or improper means.
7.4 No Cash Value Unless Stated
Promotional offers, referral bonuses, or other Program benefits generally have no cash value, unless explicitly stated. They may not be sold, transferred, or combined with other offers except as specifically allowed.
8. Flexible Acquisitions & Home Transactions
8.1 Flexible Acquisitions Programs
Any flexible acquisitions or similar programs offered by Admiral (including options to trade in, transition, or gradually acquire homes) are subject to:
-
eligibility and underwriting criteria;
-
community-specific and program-specific rules;
-
documentation requiring your signature.
Descriptions of such programs are for informational purposes only and do not guarantee approval or any particular outcome.
8.2 Buying a Home from Admiral
If you purchase a home from us:
-
the purchase agreement will specify the property, price, closing conditions, and any warranties or disclaimers;
-
visual representations (photos, renderings, floor plans) are illustrative and may differ from the actual home;
-
availability, pricing, and features are subject to change until a binding agreement is executed.
8.3 Selling a Home to Admiral
If you seek to sell your home to Admiral:
-
any offer is conditional on inspection, verification of title, and other due diligence;
-
we are under no obligation to purchase your home until a binding written agreement is signed;
-
preliminary estimates or verbal statements are non-binding.
9. RV Communities & Long-Term/Full-Time Stays
9.1 Regulatory Compliance
Long-term or full-time stays at RV communities are subject to:
-
local zoning and land use regulations;
-
health and care codes;
-
community-specific policies.
We may be unable to approve or continue a long-term or full-time stay if doing so would violate applicable regulations or community rules.
9.2 Occupancy Limits & Use
Occupancy limits, vehicle standards, and use restrictions (such as quiet hours, maintenance standards, and conduct expectations) may apply. These are typically outlined in community rules or occupancy agreements and are designed to maintain respectful communities for all residents and guests.
10. Third-Party Providers, Insurance & Financing
10.1 Independent Providers
Our Site, materials, or communities may reference or link to insurance providers, financing companies, assistance programs, or other third parties. These Third-Party Providers are independent and are not controlled by Admiral.
10.2 No Endorsement
Listing or mentioning any Third-Party Provider is not an endorsement or recommendation of that provider or its products. You are responsible for reviewing and evaluating any insurance policy, loan, or assistance arrangement you consider.
10.3 No Control Over Decisions
Assistance programs, insurers, lenders, and similar providers make their own decisions based on their criteria. Admiral has no discretion or influence over:
-
whether you are approved;
-
what terms or coverage you receive;
-
the amount or timing of assistance.
10.4 Third-Party Terms & Privacy
Your interactions with Third-Party Providers are governed by their own terms, conditions, and privacy policies, not these Terms. Admiral is not responsible for the acts, omissions, content, or policies of any Third-Party Provider.
11. Conduct, Community Standards & Care
11.1 Respectful Community Living
We strive to provide communities that are welcoming, and inclusive, with a focus on family, affordability, and continual improvement. You agree to:
-
comply with all community rules and lawful instructions from authorized staff;
-
respect the rights and quiet enjoyment of neighbors and staff;
-
refrain from illegal or dangerous activities.
11.2 Prohibited Conduct
Prohibited conduct may include, without limitation:
-
unlawful activity;
-
harassment, threats, or violence;
-
vandalism or property damage;
-
interference with the care or peaceful enjoyment of others.
Violations may result in enforcement action consistent with your lease or agreement and applicable law.
12. Changes to Services, Programs & Communities
We may, at any time and to the extent permitted by law:
-
modify or discontinue services, amenities, or Programs;
-
update community rules and policies;
-
adjust pricing, fees, or incentives.
We will provide any notices required by law or by your specific agreement.
13. Disclaimers
13.1 General Disclaimers
To the maximum extent permitted by law:
-
our services, Programs, and materials are provided on an “AS IS” and “AS AVAILABLE” basis;
-
we do not guarantee that any home, site, or Program will be available at a particular time or price;
-
we do not guarantee any particular financial outcome, approval, or assistance.
13.2 No Legal, Tax, or Financial Advice
Information we provide, including on our Site, in marketing materials, or during conversations, is general in nature and should not be treated as legal, tax, or financial advice. You should consult your own advisors.
14. Limitation of Liability
To the fullest extent permitted by applicable law:
-
Admiral and its affiliates, officers, employees, and agents will not be liable for any indirect, incidental, consequential, special, or punitive damages arising out of or related to your relationship with us, our communities, or any Program;
-
our total direct liability to you for any claim arising out of or related to these Terms, your residency, or any Program will be limited to the amount you have paid directly to Admiral in the six (6) months preceding the event giving rise to the claim, except where a different limitation is required by law or specified in another written agreement.
Some jurisdictions do not allow certain limitations; in such cases, those limitations may not apply to you, but the rest of these Terms will remain in effect.
15. Indemnification
To the extent permitted by law, you agree to indemnify and hold harmless Admiral and its affiliates, officers, employees, and agents from and against any claims, damages, losses, liabilities, and expenses (including reasonable attorneys’ fees) arising out of:
-
your violation of these Terms, community rules, or any applicable law;
-
your breach of any agreement with Admiral;
-
your misuse of community property or facilities;
-
your actions that cause harm to others or to Admiral property.
16. Force Majeure
We will not be liable for any delay or failure in performance resulting from causes beyond our reasonable control, including but not limited to acts of God, natural disasters, pandemics, labor disputes, governmental actions, or failures of utilities or communication systems, to the extent permitted by law.
17. Changes to These Terms
We may update these Terms from time to time. When we do, we will:
-
update the “Last Updated” date below; and
-
provide any additional notice required by law or by your specific agreements.
Your continued residency, participation in Programs, or business relationship with us after such changes take effect constitutes your acceptance of the updated Terms, to the extent allowed by law.

18. Governing Law & Dispute Resolution
To the extent allowed by law, these Terms and any dispute arising out of or relating to your relationship with Admiral will be governed by the laws of the State of Tennessee, without regard to conflict of laws principles, unless a different jurisdiction is specified in your lease or specific agreement.
Any dispute may be resolved in the state or federal courts located in Knox, Tennessee, or as otherwise provided in your lease, occupancy agreement, purchase/sale agreement, or Program Terms. You consent to the jurisdiction of such courts, where applicable.
